THREE ROOMS is an artist-run gallery space.
Between our own Panrucker shows we hire it to other artists and curators at very low rates in weekly blocks.
We personally subsidise the hire rates because we think it's important for artists to be able to show their work, and for communities to be able to see it.
THE SPACE is a 450 ft² former Victorian shop with white walls, pale wood floors, and good natural light. Have a look below for images, and see our floor plan here.
Walthamstow Central is 14 mins from Kings Cross, with a train every 100 seconds at peak times. We're a 12 min walk from the tube, 2 mins from the bars of Walthamstow Village, and 20 mins by bike from Hackney Wick.

ARTIST RATES are £599 per week - around half the average for similar gallery space in zone 3 , and between 10-20% of gallery hire in zone 1.
To make hire as affordable as possible, we welcome groups shows so 2 - 10 artists can share costs.
We sometimes have flash offers or and last minute bargains (usually less than three weeks notice) - join our artist mailing list to hear more.
HOW IT WORKS
We minimise downtime, maintenance and management to make these rates possible - essentially, we're a gallery AirBnB:
Hire blocks run from Tuesday 9am to Monday 5pm so you can open Saturday and Sunday for maximum visitor time.
There's a professional hanging system - wall-hung works hang from a ceiling rail on transparent cords.
Drilling isn't possible, but you can stick work or texts directly to the walls using these specific adhesive products - £30 supplement towards additional wear and tear.
Artists commit to leaving the space ready for the next artist - floors, kitchen and bathroom very clean, rubbish removed.
Wifi, alarm, and energy are included, with a £75 reasonable use cap on gas central heating.
Please be sure you're happy with all this before you book - we can't make exceptions or the system doesn't work!
INSTALLING
There's professional gallery lighting in the main space - we can often help with this if required.
The hanging cords can take up to 50kg per metre width, and there are steel rods for heavier work.
Six white vertical plinths are available, plus tall and short ladders, laser level, spirit level, tape measure and other useful bits.
OPENINGS
There’s a fridge to chill drinks, a large ice tub to keep them in, and a table to put them on.
For the sake of our kind neighbours, we've committed to a close time of 8pm - if you want a later window to encourage visitors, name a local bar for after-drinks on your IG.
PAYMENT
50% of the hire fee is due when you book, and the remaining 50% is due 28 days before the booking begins. A £500 returnable damage deposit is payable on the first day.
You’ll also need to show us your public liability insurance (included A.N. membership, £36 pa.)
