three rooms is an artist-run gallery space - the Panrucker project is based here, and between our own shows we hire it out in weekly blocks to cover our costs.

THE SPACE

three rooms is a former Victorian shop with white walls, pale wood floors, and natural light from two sides. Have a look at images of previous shows and openings, and see our floor plan here.

Walthamstow Central is 14 mins from Kings Cross, with a train every 100 seconds at peak times.

We're a 12 min walk from the tube, through lovely (and increasingly bougie) Walthamstow Village, and 20 mins by bike from Hackney Wick.

OUR RATES

Our standard hire rates are low, and we subsidise artists and curators by a further 25%, bringing the weekly hire rate to £599 per week. Still a significant sum, but much lower than comparable spaces.

We hope the subsidy widens access a bit, especially if costs are shared between a group of artists.

HOW IT WORKS

Our rates are only possible because keep downtime, maintenance and management to a minimum, like a gallery AirBnB:

Check in is on Tuesday 9am, check out is Monday 5pm
There's a hanging system - all wall-hung work including sculpture hangs on clear nylon cords from a rail at ceiling height (see Install section)
It's not possible to drill, or to use tape, blutack or adhesive (even those marketed as stain-free) to attach work or texts to the walls.
Artists leave the space ready for the next artist, with floors, kitchen and bathroom cleaned
All rubbish is taken away with you

The system only works if there are no exceptions - so please be very sure you're happy with all this before you book.

Hire blocks run Tuesday to Monday to allow for both Saturday and Sunday opening - this gives the maximum opportunity for friends and collectors to see your show.

You can be open to the public any time between 9am and 7pm every day.

Wifi, alarm system, electricity and gas are included, with a £75 reasonable use cap on heating.

INSTALL

There's professional gallery lighting in the main space. If you aren’t confident to adjust the lights, we're usually available to help.

The hanging system can take up to 50kg per metre width. We've installed wall-hung sculpture with no issues.

Lighter works or more complex forms can be secured with command strips across the cords - we'll show you how.

Four white vertical plinths are also available, plus tall and short ladders, laser level, spirit level, tape measure, picture wire, painter's tape, spacers etc.

OPENINGS

three rooms is airy in the summer, and glows in the winter. There’s a fridge to chill drinks and a table to put them on, plus a kettle and coffee machine in the kitchen.

Because openings are a weekly event for our lovely neighbours, we've committed to a close time of 8pm. If this feels early, there are great bars nearby for after-drinks - just mention one on your IG flier.

PAYMENT

50% of the hire fee is paid at the time of booking, with the remaining 50% paid 28 days before the booking begins.

At handover you'll do a quick video to record the existing condition of the space, and transfer a £500 returnable damage deposit.

In the unlikely event of damage we'll call on our reasonably priced tech - we don’t allow DIY fixes.

You’ll also need to show us your public liability insurance (included in A.N. membership, £36 pa.)

DELIVERING AND PICKING UP WORK

There’s free parking before 10am and after 4pm. Between those times we can provide a visitor permit at £15 per day.

DURING YOUR BOOKING

We may bring other potential hirers to briefly see the space.

We'll sometimes take photos of your install for our promotion.
