Hiring three rooms for pop-ups and events














WHAT IS THREE ROOMS?
three rooms is a renovated Victorian bootmaker's in Walthamstow Village - calm and airy, filled with natural light from two directions, with clean white walls and carefully restored floorboards.
We're available to hire for retail pop-ups and residencies, book, brand and product launches, photography and film shoots, creative workshops, retreats - whatever you can imagine. Our minimum hire is one week, but our low rates mean we're competitive even for a one-off event - have a look at our image gallery and find a floor plan here.
CHRISTMAS HIRE
We're currently taking bookings for Christmas, when Walthamstow Village is lit up and buzzing with good cheer and crowds on the hunt for unusual holiday gifts from independent retailers.

LOCATION
three rooms is in Walthamstow Village, one of the nicest places to shop, browse, eat and drink in East London.
We're positioned between the shops and cafés of Orford Rd, the local primary school and one of the best pubs, so pretty much everyone - young families, dog parents, freelancers going for a sandwich or friends heading out for a drink - walks past our big window.
Walthamstow itself is a creative, buzzing place with a strong community vibe - really the best of London neighbourhoods.
Walthamstow Central is 14 minutes from Kings Cross on the Victoria line, with a train every 100 seconds at peak times, and the gallery itself is a twelve minute stroll from there.
HOW IT WORKS
We keep our pop-up / event rates lower than comparable spaces at £799 per week during January - November (please contact us about TV/film/video shoots).
We manage this by minimising maintenance, management and downtime, so:
There's a gallery hanging system - artwork and items for sale can displayed on transparent cords attached to rails at ceiling height.
It's not possible to drill, or to use tape, Blutack or adhesive to attach anything directly to the walls for shorter bookings (see note below for longer periods)
You'll need to have a clean before you go, to leave the space ready for the next artist or pop-up.
You'll take all rubbish away with you
You'll need to provide other items like tables and seating, retail shelving and rails, if required.
KEY INFORMATION
Our hire blocks run from Tuesday 9am to Monday 5pm, so you can be open for the full weekend even on a one-week booking.
You can be open to the public any time between 9am and 7pm.
Wifi, alarm system, and energy are included, with a £75 reasonable use cap on heating costs - see our FAQs for more information.
EVENING EVENTS
You're welcome to have an evening event during your booking - there’s a small kitchenette with a fridge to chill drinks, plus a kettle and coffee machine for your use.
Because openings are a weekly occurrence for our lovely neighbours, we've committed to an 8.15pm close during standard hires - but there are great pubs and bars nearby for your after-party. If you're planning a special event with later hours, please get in touch to discuss your needs.
PAYMENT TERMS
50% of the hire fee is paid at the time of booking, with the remaining 50% to be paid 28 days before the first day of your booking.
We take a refundable damage deposit of £500 on your first morning, and ask you to do a video walkthrough to record the existing condition of the space. All being well (which it always has been!) we'll return your deposit the day after check out.
In the very unlikely event that damage does occur, we’ll call in our trusted and reasonably priced handyman. To maintain the finish of the space we don’t allow any DIY fixes.
You’ll also need to show us your public liability insurance, which can be bought for short periods.
OTHER NOTES
There’s free parking for loading/unloading before 10am and after 4pm, but between those times we can provide a visitor parking permit at £15 per day.
We may bring other potential hirers to have a quick look around during your rental period - we’ll always let you know in good time and keep it quick!

GETTING SET UP
There's professional gallery lighting in the main space, and lamps can be carefully directed to create the vibe you want.
The hanging system is very strong and can take up to 50kg per metre of rail - email if you'd like the hanging system info sheet, or want to discuss alternatives for longer hire periods.
